Mezzanine Floor Building Regulations

It is a requirement of law to apply for approval under the 2000 Building Regulations when purchasing a Mezzanine Floor. We guarantee that our platforms will comply fully in every respect. No charge is made for preparation of drawings and calculations or presentation to the local authority.

All that we require to get going on a new mezzanine design is drawings of your building. We will make sure that your new mezzanine floor is designed in compliance with all the current Building Regulations, British Standards, and best practice guidelines. We will submit the plans to your Local Authority/Approved Building Inspector, to get approval and all the required consents. We will also ensure all the necessary Fire Regulations, health and safety and access regulations are taken into consideration when we are designing, manufacturing and installing your mezzanine platform.

All of our mezzanine floors can be compliant with structural steel code BS 5950: Parts 1 and 5 - Structural use of Steel Buildings.

All loading design is based on BS 6399 Part 1: Code of practice for dead and imposed loads.

Staircases and handrails for mezzanine floors are all designed to conform to BS 5395 : Parts 1 and 3.

In almost all cases you will not need Planning Permission, providing the structure is demountable, the changes are internal and there is no local planning restrictions. The Government, has however been trying to control the expansion of retail space in out-of-town developments and has brought in legislation which requires planning permission for floors greater than 200 sq.m. You can however add multiple floors less than 200 sq.m without requiring planning permission.

A site survey is always recommended as it allows a member of our team to discuss in more detail requirements such as staircases, walkways, protected escape routes, loading requirements, and reducing the number of columns under your new mezzanine floors. This will allow us to produce the most efficient design and allows us to offer you the best possible price.

Building Regulations is required for all mezzanine floor installations. First Floors will provide calculations , design and drawings to help support your application. We will submit these on your behalf.

We can commence with your mezzanine project, within 48 hours of submitting the application for Building Regulations to the Local Authority.

Mezzanine floors have to be complaint to the following statutory requirements:

Building Regulations 2000 ( England and Wales applicable )

  • Structure : Approved Document A.
  • Fire Safety: Approved Document B.
  • Stairs,ramps and guards: Approved Document K.
  • Means of access for disabled: Approved Document M.
